A measure desk, not another estimating platform
Commercial preconstruction already has an estimating workbook. The missing piece is quantities in your names, on one Project, without a second platform.
A commercial precon office already has a place to type a price.
It is in the estimating workbook, and often in Bluebeam for the markup. The afternoon is not “we have no way to measure a sheet.” The afternoon is calibrate, mark the run, count the doors, then retype the Markups List before anyone loads a rate. Or it is two offices with two PDFs, merged the night the number is due.
That is the job. Another estimating platform is a different job.
What the platform seat is for
Cloud takeoff suites are built for offices that want one login for many trades, assemblies, cost data, and a field handoff. If that is the system you already run, and you want to replace it, buy that.
If you already price in a workbook, and the pain is the quantity sheet, a platform seat still includes rooms you may never open. The tape was not the missing piece. The missing piece is a quantity your team can trace, in the names you already use, on a Project the other office can open.
Three honest options
Keep the markup desk and the workbook. Fine. Markup is not the enemy. The cost is the retype, and the emailed PDF. If the volume is low and the desk is not drowning, stop shopping.
Outsource the count. A valve when you are underwater. Then the addendum lands and you are teaching someone else how you break out the scope. The hours are still on your estimator. You mailed the afternoon.
A takeoff desk that stops at the quantity sheet. Calibrate. You measure. Markups List totals by the Subject you typed. CSV you drop into the template you already have. How that loop runs. No rate card. Takeoff is not estimating.
We are the third one, on purpose. You stay the expert. We keep the scale honest and the export boring. If a Windows desktop tape is what is actually failing, leaving PlanSwift or On-Screen Takeoff is the migration note. Keep the workbook.
The other office is part of the time
Invite View or Edit on the Project. Two people can measure at the same time. There is no Session to start, and no second file to merge. Revoke access when the bid is over. A guest can open this Project without joining the company directory. Working together.
The browser is enough for the person who will not install. The Mac or Windows app is the same desk. After you open a Document, keep measuring if the connection drops.
Your names, and the step we do not have yet
Subject is the line in your estimate. Guardrail and handrail stay separate when your estimate separates them. A door is a Count. A slab is an Area. Same desk.
Save that Subject on a Tool Chest tool on this desk so the next measure does not start blank. If the template needs a name, a column, or a step the desk does not have, bring the set and the template. We change the software to fit that step. You do not rebuild the estimate around a fixed catalog.
A model that nobody checked can blend two members into one length and still look finished. We do not ship that pass. You measure. When an AI first pass helps, and when it does not.
There is no public list price on this site. Request access with a set your team would take off.
Walk the steps: how it works. Still picking a category? How to choose takeoff software. Who can open the Project: how work is organized. The worked package: measuring a commercial set. The bookshelf: references.
Straight answers
- Do we have to drop Bluebeam?
- No. Keep Revu for markup if that is the desk. The drag is turning those markups into a quantity sheet with page refs before anyone prices, not ripping out a tool the office already knows.
- Do we need a general construction platform to take off a commercial set?
- Only if you want that platform’s estimating, assemblies, and field handoff. If you already price in a workbook, a platform seat is a different job than measuring the page.
- What is the actual deliverable?
- Calibrate, measure Length, Polylength, Count, and Area on the page, name the Subject, export a CSV you drop into the workbook you already price. The page stays on the row. You still price.
- Is this only for one trade?
- No. You name the Subject. Stairs and rails are one package we show, because those quantities are easy to mash together. The same desk measures a slab, a stud wall, or a door count.
- Can the other office open it without an install?
- Yes. The browser is a first-class desk. The Mac and Windows apps are the same product. After a Document is open, you can keep measuring if the link drops.
- Can you match how we already break out quantities?
- You type the Subject to match the line in your estimate. If the template needs a name, a column, or a step the desk does not have, we change the software to fit it. You do not rebuild the estimate around a fixed list.
